Let's use an example:
Jane, has a home, with a small land component. Her total house, and land size is, 1200m2. Her house size, is 200m2.
But she does not want to move. So, we conduct our due diligence, and find, that we can subdivide, the other 1000m2, and build, 6 new townhouses, on the existing, 1000m2.
Jane's property, is worth $500,000.00
After seeking a DA, (development approval) from council. We have essentially, added more value to her property, at our own expense. by adding, this new valuation, to the DA, and it comes in at, $2,300,000.00 an increase profit, of $1,800,000.00 minus all of our costs, of course. We pay Jane, her share of the money.
She pay's off her mortgage, of $450,000.00 banks some cash, and we as the developer, or our partners, go on to build, 6 new townhouses, on the existing block, of land.
